The global luxury branded residence sector is experiencing unprecedented growth in 2026, with the number of operational schemes now exceeding 900 worldwide. While the model remains particularly dominant in the United States, the United Arab Emirates, and Thailand, its expansion shows no sign of slowing, with more than 950 additional developments currently in the pipeline. In fact, the market has more than doubled over the past decade, growing by 230 per cent since 2016. And South Africa, it seems, is not being left behind.
The branded residence model — in which private apartments are integrated with, or serviced by, five-star hotel brands — has become a fast-growing segment in the country’s major metropolitan hubs. Offering a combination of private home ownership with the services, amenities, and prestige of global hospitality names, these residences typically command a global average price premium of 33 per cent over non-branded properties.

Mama Shelter Residences Cape Town
Located at 111 Bree Street, Mama Shelter Residences Cape Town is a prominent new mixed-use development. It’s the first of its kind in the city to feature lifestyle-branded homes and marks the debut of the Mama Shelter brand in South Africa. Other facilities include three restaurants — among them the Italian-themed Il Bambini Club — a 212-square-metre state-of-the-art fitness centre, and dedicated co-working spaces.
Bespoke services, available on demand, range from pet pampering and nanny support to private chefs, yoga, and Pilates instructors, and even an on-call tattoo artist.
For those who see it as a financial opportunity, the property will be managed by Ennismore, part of the Accor group, which offers a hands-free rental programme for investors.
The One&Only Cape Town Private Homes
The One&Only Private Homes — an ultra-luxury residential development located within the vibrant Victoria & Alfred Waterfront — was among the first branded residences to enter the South African market. It offers a permanent urban retreat that blends secluded resort living with the energy of a cosmopolitan city.
While the hotel itself features several ultra-luxury suites and private residential-style spaces, the Signature Penthouses at One&Only Cape Town are designed as genuine private homes intended for long-term ownership and residence.
